Plumbing Problems To Look For When Searching For a New Home

As you are house hunting and come across one you absolutely love, your first step should be to identify what in the house looks as if it could become a problem down the road. In most cases, a house can be negotiated down, but sometimes home sellers are not always upfront about potential issues so they can get as much money from the sale as possible. Another key factor is that the majority of home issues are hidden where you can’t see them, like in the pipes. In this case, it is best to speak with professionals like us who can run tests for you and find the issues hidden within the nooks and crannies you might not think about. Here are some places in your desired home that we will check for you:

Sinks. We will check for leaking faucets as well as test to make sure that no water is leaking from the sink pipes while the water is on. 

Water Pressure. Our plumbers will turn on all faucets and showers to make sure that the water pressure is sufficient. We will have all water sources on at once and also flush the toilet to check for pressure drops or water temp changes. 

Toilets. We will open the tank lid to check the condition of the flush mechanisms and to make sure that when flushed, everything fills back up correctly. We will check around the outside of the tank and the base of the toilet for any signs of leaks or discoloration.

Hot Water Heater. We will check the age of the water heater because typically if the tank is nearing an older age (around 10) it will need to be replaced. We will also check for signs of leaks and rust around the tank. 

Sewage Drain Pipes. Even if the water is draining normally and the toilet flushes properly, it doesn’t mean there are no further issues. We will inspect the pipes for you as well as check for potential leaks, cracks, and other problems.

DIY Plumbing Repairs. We will pay extra attention to signs of DIY plumbing because if a professional plumber was not hired to correctly fix the issue, it is likely that it will cause a problem for you later. 

Sump Pump. We will check the age and condition of your home’s sump pump, if it has one, and will make sure it is pumping water out of the holding tank properly.

We know it is crunch time to get out to that house and look for any potential issues with the plumbing before anyone else decides to snag the property. The process we have with home buyers has been streamlined by our professional plumbers to help you make quick decisions.


We begin by scheduling a good time to come out to the property and test all of the places listed above and more. If any of our tests come back unsuccessful, we will double check by testing again, just to be 110% sure of the result. If the second test also comes back negative, we will give you the results and our recommendations on what to do next. As the house is not yet yours, you will not be able to do any repairs just yet, but you can use our findings to negotiate the price of your house down or convince the current homeowners to make the repairs.
